Finding/investing in a duplex/condo/townhome in Columbus, Ohio ?

Hey guys,

Currently live with family in the Columbus area and own a home. Long story short, my parent's are elderly and have some medical issues going on. We decided to move in together but unfortunately I've been searching online for a nice duplex/condo/townhome but have been unsuccessful. The ideal situation would be a ranched-style duplex, where I would want to live on one side while my parent's live on the other. This gives me freedom and flexibility in case I do decide to move out in the next few years - that I could rent out the place to cover mortgage and other expenses. Unfortunately, all the duplexes seem to be in very scummy areas or very old. The other idea would be to help get them a condo or townhome, but was worried that HOA fees would be expensive, and overall, condos/townhomes don't ever really appear to appreciate in value. I REALLY could use some help on finding a property for us to live in but really am having a hard time finding anything that will also be an investment for when they pass away.
