Which areas to invest in Atlanta as OOS rental investment rookie

Hi Everyone!

I’m planning to purchase my first rental property this year. After doing some research, I decided to invest in Atlanta. As an OOS investing rookie, I don't' want too much hassle at the very beginning. My ideal target would be properties under $200K which need some cosmetic rehabs to increase values. The ideal monthly rent should be $1500 plus. I know that in the south/west/east parts of Atlanta, there might be plenty of such deals, but I am just kind of hesitant due to potential tenant finding/managing issues in the future, which could reduce my cash flows. So my questions are:

1. Is my assumption correct about tenant managing in the south/west/east part of Atlanta?

2. Is it reasonable to expect a $3000 yearly cash flow per unit with $200k house / $1500 monthly rent? (I will use PM to manage the properties)

3. Will tenants tend to stay longer in the properties with a decent school district (like rating 6~8 in Zillow)?

Any suggestions or experience would be appreciated.

Hi Linus, I'm located in Atlanta and can potentially help you.

1) Having a good property management company should mitigate this.

2) This is reasonable and you can definitely make $3,000 yearly in cashflow. You can also make much more than $3,000 by using your property as a short term rental which is something else I can assist you with.

3) This depends on the type of property you are looking to purchase, if it is a SFH in a highly residential area in the suburbs, the school will matter more than a SFH within the city that may be rented to a young professional.
