6 Acres in Tucker, GA. Thoughts on JV with Builder/Investor

We own 6 + acres in Tucker, Ga and are discussing a JV to help develop, We are open to creative deal structures that work for all parties, objectives can be altered and discussed- but we are unsure how these are typically structured if we own the land outright. Approval for 35+ townhomes on the property from Dekalb county in 2011, open to reduced density as the area has changed in the last decade. The parcel is right on the Gwinnett/Dekalb line.

Does anyone know of the best ways to contact interested builders? Has anyone taken this approach in the past and care to share insights? I've just gotten my RE license, another owner has some RE development background in NY state but none locally so any thoughts are appreciated. Thoughts in general on Tucker are appreciated as well.
