Easement Question on Residential
Question on Easements.
My grandfather has a residential property on a busy road. To the left of his property is a retail store which has a sewer. To the right of his property is undeveloped commercial land. The land was recently purchased and the owner intends to build a fast food restaurant.
The owner of the prospective fast food restaurant asked my grandfather for a 25 foot easement on his property along the road so he could tap into the sewer by the retail store with the incentive that if my grandfather ever turns the property commercial (probable) that it would be much easier to tap in for him as well.
We are going to ask a real estate lawyer but in the community's opinion, what are the pros and cons of allowing this easement?
