School systems dictate wether I flip or buy and hold
I have done 5 flips and 2 buy and hold deals over the past few years. My strategy is based around high school ratings. I am lucky to be in real estate full time all day, every day. If I can get 1% rental rule on a move in ready house in a high school district with a strong rating, I like it. If the rating is weak, I'm looking to rehab and flip assuming the numbers work. I target Gwinnett/Walton/Newton/Henry. I use great schools dot org because that is the advice I give buyers when looking for houses and they ask me about the area schools.
