Rental property ideas in Buford/Suwanee area?

Hey all, 

As a beginner investor, I'm looking for a possible investment/rental property (single family detached or townhouse) in a good school district in Gwinnett Country, specifically Buford or Suwanee as I know many people talk about the good schools there (North Gwinnett HS, Buford HS). Wanted to connect with some people in the area to see what you would recommend.

Looking at some new construction homes, anywhere from 3-5 bedrooms (would like to avoid fixer uppers). If it's pushing the 300K-400K range, would that be too pricey? If a good rule of thumb is to get around 1% rent based on the home purchase price, then I assume the prices mentioned above is too much?
