SFH rental market in Flowery Branch/Braselton GA

I am new to the forum and have been reading psots for some time now.  I am interested in a buy and hold strategy in the Flowery Branch/Braselton GA area.  Can any investors/landlords in this area give me some insight into the strength of this market.  It looks like a rental rate of 1% of home value is about the norm.  Also, most important, are you able to find tenants with good credit scores....ie, what is the average credit score of your tenants?  I have done flips in the past but never did a buy and hold rental.  I am very interested in moving forward but not if it involves chasing my money and babysitting bad tenants.  If you do your homework and screen properly, are there  tenants out there with good credit scores that will consistently pay rent on time and take care of the property...  Thanks for any help.
