Newbie to Orlando, FL as Long Distant Investor

Hi, I am doing a 1031 exchange and am considering purchasing a rental in the Orlando market. I have family in the area and I typically visit once a year, so thought it would make sense to make part of my trip as a business expense. 

My question is where is the best area/towns/zips for rentals? I'm looking for a combination of cash flow and appreciation. Would a STR be better than a LTR in Orlando?

I am also looking for a realtor and property management company. 

Any help and advice would be greatly appreciated. Thanks!!!
