Need Advice on Short-Term Rental Properties near Theme Parks

Hi. I am an out-of-state investor looking into townhouses that can be short-term rentals near theme parks. (Specifically, Encantada and Regal Oaks that are managed by CLC.) They seem to generate good rental income. I found on Expedia.com a 3-bedroom gets $155-$180/night and some room types are sold out in February (off-season). CLC seems to be doing a good job, as both properties get good reviews on various travel sites. CLC claims that their occupancy rate is 75%.

However, I talked to a local Orlando real estate agent and she said those properties don't appreciate well. I do see a lot of those properties have been on the market for a long long time (some over 300 days). Zillow also says the neighborhood is cool when the rest of Orlando is warm.

Can anyone share with me their thoughts on those properties? Pros? Cons? Much appreciated.
