Demographics info on specific areas/neighborhoods
Hello fellow investors,
I'm an OOS and find it difficult to find demographics data on specific neighborhoods or even at a zip code level. So far I've purchased a property in Wesconnet (32244) and I'm currently negotiating a second one in Lakeshore (32210). The numbers work but I'd like to better understand the profile of my potential tenants.
How do you source this information? How do you learn about gentrification areas?
I would appreciate any local investor willing to connect and spend a few minutes over a virtual beer, on me ;-)
Hi Gerardo, unfortunately I can't help with your question since I am also OOS and new to the Jacksonville market, but I would like to follow this thread in case someone helps give some guidance. Could you share what you learn? Congrats on your second property! I live in CA and invest in Huntsville, AL and am looking at Jacksonville as my secondary market.
Have you tried city-data.com? It has demographics down to zip code level.
Hey Gerardo - I've found niche.com to be helpful for demographics and you can search it by zip code. It goes into median household income, education levels, school ratings and depending on the size of the city, sometimes it gives an overall grade for diversity.
I also use city-data.com. It sources a lot of its data from the census bureau and bureau of labor statistics.
