Orange Park and other neighborhoods in Jacksonville, FL

Hello fellow Jacksonville BP'ers,

My wife and I are California investors, with properties in Phoenix, and we're just starting a neighborhood research journey into the Jacksonville market to incorporate the BRRRR strategy on SFHs.

We're liking what we see in the Orange Park area south of downtown, but would like to know what other B & C areas you guys are confident & comfortable with sharing.

We're also looking for some "heads up" type tips to watch out for. For instance, we know roofs are critical due to the year round rain. We also know there is a flood zone to avoid in Orange Park. So things of that nature is what we're also receptive to.
