Thinking about Selling Duplex in Lincoln Park Area - Going Rates?

Hi there I have an older duplex in the Lincoln Park area near 11th and Kalamath. I am contemplating selling it and trading into a new place closer to where I live to shrink up my span of control.

I am having trouble figuring out a value for the since it seems there is not much inventory and other places might be selling before going on the market.

It is an upstairs-downstairs duplex with a two car garage. 2 bedrooms downstairs and 1 bedroom upstairs about 1400 square feet.

It has some deferred maintenance on it but rents easily. Anyone have thoughts on where to look for approximate values?
