Just wanted to throw a bone out there to all the people who say there are no deals around. 

Quadplex listed today in Denver - $575,000  4x 2bed 1 bath

HUD has fair market rent at $1600 on 2 beds.

1600x4=$6,400. 
6400/575,000=1.1%
yes building will need some work and repositioning but this one looks like a steal for Denver prices.
