(Newbie) New Developments in Gateway?

Hi Everyone!

I'm a new member to BP and just recently moved to Denver, CO and renting to survey different areas before potentially buying a primary residence and househacking it to offset mortgage costs. This will be my first ever home purchase. I've noticed that there are new townhouse and single family home developments coming up in the northeast Denver area in gateway that are within my budget (275-350k). I'm wondering what the general consensus is for that area as a place to live for the next 5-7 years and as a potential rental property.

Additionally, if anyone has suggestions for other neighborhoods I can look into, that'd be awesome! My day job is at the anschutz medical campus so ideally, the location wouldn't require me to commute longer than 40min each direction.
