Deposit Amount On Rental

Hello All!

I finally have gotten an offer accepted on a property to house hack. I plan on living in the MIS with a separate entrance in the basement. The upstairs is 3 bed 2 bath with almost 1500 sq in a nice neighborhood in Lakewood CO.

I've read the book on managing rentals, but I'm struggling on the deposit amount. Any advice? I believe I can rent the top for around 2k, but asking for an additional 2k for a deposit seems like it could really make it hard to get rented.

What do you all think?

From my experience it's fairly standard to charge one month's rent for the deposit. I don't think an extra 2k should be a deal breaker for most qualified tenants.
