Anyone have CPAs who have dealt with this? My CPA is saying that because I rented out 80% of my Primary Residence that I lived in for the last 3 years, that it doesn't qualify for the capital gains tax exemption. Just curious how others have handled this, as I thought I met the residency requirement. Happy to pay another CPA for their time.

Thank you all for the responses. I have it listed for $2250 month. It is near Green Mountain. I included utilities as well. Do you all think that is a fair price knowing that I would be living in the basement MIS?

Hello All!

I finally have gotten an offer accepted on a property to house hack. I plan on living in the MIS with a separate entrance in the basement. The upstairs is 3 bed 2 bath with almost 1500 sq in a nice neighborhood in Lakewood CO.

I've read the book on managing rentals, but I'm struggling on the deposit amount. Any advice? I believe I can rent the top for around 2k, but asking for an additional 2k for a deposit seems like it could really make it hard to get rented.

What do you all think?

@Matt M. That's exactly my concern. Highlands Ranch would seem more prone to those types than other areas.

@James Carlson Thanks for your input. I emailed the man quoted in the article to see what he had to say about unrelated roomates etc. When/if I receive a response I will post here.

I having been searching for the ever elusive duplex to House Hack in Denver and have made few offers but no luck so far.

I have been finding a lot of nice homes in Highlands Ranch with walk out basements and Mother In Law suites. I am wondering if I lived in the basement and rented out the top two floors if that would be a zoning violation or if the HOA would get on to me. I am thinking I could just use a portable stove top in the basement, as I know the range can often be the violation. I have left some messages to get some more info, but so far nothing back.

Does anyone have any experience or insight into this?

@Jay Hinrichs Thanks Jay. I actually checked Lexus Nexis and discovered he has owned it for sometime. I guess my paranoia came from wondering if he knew some stuff was wrong with the place, but that’s what inspections are for so I guess I’m not too worried. 

@Kyle J. Thanks for your response. I do think that could be a valid reason, especially as there were others being shown the house at the same time.
