What city do you consider class as B property?
In general, would Santa Ana be considered as class B area or Anaheim? What about Fullerton? I read class B/blue collar worker/good school areas tend to have very stable SFR renters.
In Santa Ana, the school there are very low rated due to the student body, but I feel like Santa Ana is very B class area. Just not sure if the rentals are here stable or not.

@Andrew Angerer absolutely regional.. although i get around a fair bit. through out the US..
and even though i live there and work there i have to say the Portland OR metro probably has the greatest amount of A B in the country.. then C and very little to no D.. there are some not so great areas.. but there is no HOOD like you see in so many other areas..
Although a lot of the little 30 to 50k population secondary and teirary cities in the mid west I think you could classify as B with very little bad areas.. what you have in those areas is just poor income.. that leads to stress on landlords.. but you dont get the crime and vandilism and destruction like you get in bigger inner cities.
When i am building In Oregon for example our houses are wide open .. no security no fencing.. if those homes were sitting in so many of the cities east of Denver those homes would be stripped. we just dont deal with it.
