Advice for a new investor

Hi all,

I have bought my first investment property last year with OPM, yay. It cash flows, but it has been a very rocky start for me as I had no clue what I was doing even after reading through the books/articles/forums, etc. Now (probably should have done this first), I would like to find a mentor who would take me under their wing and teach me. From all the literature that I have read, it's always suggested to build your network starting at local REI meetups. Is there any other way of finding a mentor besides that? Do you have any other advice for me?
I really want to get into this industry and willing to learn and work hard, but it feels like it’s very difficult to start without any connections, with limited funds, and with a full time survival job.
