Profit split for silent partner? What is fair or average?

I have a property I'm buying to flip and have been working on it for 6 months to close the deal. Recently I realized I need more cash to close the deal. I'm putting up 40% and I have a silent investor willing to put in 60% for a cash deal. I've done all the work and due diligence etc.

My question is he wont be investing any more funds after we close. When we sell the property in the next few months and make a profit. What % of the profit should my silent investor make on this deal for just putting up 60% of the cash to close and doing nothing else?
