Help! Am I in a hot market or deal analyzing Purgatory???

I'm in a very hot market, listings come out and literally in minutes they receive an offer. I see something and want to analyze a deal and that's as far as I get. Advice please, I'm looking for my first multifamily 2-20 (yes I know over 4units I'm looking at commercial) basically value for buy and hold strategy. What helps with pulling the trigger and having faith that you will either learn, win or both?
