ceiling leaked in 3year old house
We have townhouse build in Dec2014 in our portfolio. In 2017, ceiling in leaving room started leaking, right above it is the 2nd bath upstair. We sent technician and found out that leak was happen because tenant filled up bath tub over the overflow gasket. Then they live about 2 more years and it never leak again. Fast forward, the current tenant has leak again at the same spot. We sent technician to replace the overflow gasket and one day later we get call that it leak again. Is it possible few year old house to leak within walls in ceiling? Thank you.
Note: This tenant has recently started to give us small issues like kitchen sink leaks 2 times; ask for pest control with 1 ant in picture they sent, and tells us everything that he is making his rent payment so he needs to get service on same day. This all started happening after we find out he is leaving there but he is not on the lease.
Sounds like you fixed the wrong problem..
by the way Ceilings don't leak. Plumbing leaks. Drains leak, Roofs leak. Get a good plumber
It could be any number of things leaking, in a condo the odds are that the shower is leaking around the curtain or glass and down into the corner by the floor because the caulking has split. If you're getting requests from someone not on the lease, I would tell them that they're not on the lease and you do not accept requests from anyone that isn't on the lease. I would also check your lease to see if you have a clause about extended house guests needing to pass the background check, be approved and be added to the lease or leave the property.
