Approaching Private Lenders

I'm new to Bigger Pockets, so there may be a post about this but not exactly sure how to find if there is... Recently got my Real Estate License. Have been involved with a few investment properties. Would like to see if someone has a example report on what is needed to show possible private investors. When I find possible good investments I would like to quickly be able to put together a report on my plans for the property and approach private lenders... What are some key facts that I need to have included?

Cody - Rehab Valuator has an excellent report format with many options. Very well known, and easy to find with a search.
