Keep as 3 fam or convert to single?

Just bought a property in the Central Northside section of Pittsburgh. It is currently a 3 unit separately metered needs a full gut. 2 fam in main house and seperate unit in the back. I don't know if i should put alot of money and convert to 1 fam with office in the back or to renovate and rent it out as a 3 fam. Also, if i rent it out, I want to do a high quality renovation but don't know if it's worth it.

Basically should I sell it or keep it and rent it. Neighborhood is up and coming.
