Best REI decision you've made?

I am in the midst of finishing a book on learning to evaluate decision making. It has me curious, what is the best real estate investing decision you ever made? "Best" could mean most impactful, decision you learned the most from, most lucrative etc. I'd love to hear your experiences and, better yet, your thoughts on them.  How much could be attributed to luck vs. skillful decision making?

@Scott Passman What book are you reading? It sounds really good. I try to read at least 2-3 books each month and would love to add one to my list! 

The best decision we've (me and my Father) made so far was joining a mentor who could really hold our hand through the syndication process.  We have no problem investing in mentorship and believe in its power to accelerate your success, but we unfortunately found the wrong mentors in the beginning - they promised a lot but never delivered.  

BUT now that's behind us, we found our diamond in the rough.  The group we joined about 4 months ago has helped us get under contract on our first property that's 173 units.  We couldn't have done it without the mentorship and key people jumping in to help raise capital, be the KP, double check our underwriting, etc.  This is the first 173 units of our 6000 unit goal over the next 5-7 years. 

And like you mentioned above, I'm confident that our current and future success will be BECAUSE of skill decision making that we were taught vs rolling the dice.  Hope this is helpful!
