Help me analyze a deal.

Hello I am a new investor and I’m about to make my first purchase. I’m wondering if someone can help me analyze a deal. I’ve used the BP calculator but I just want to double check. I’m buying a triplex for $278,000 (putting down 3.5 %), each unit will rent for $1350. I plan on living in one unit. Property taxes are $6027. We are going to ask the seller to pay the closing costs. Interest rate is 4 %, I believe the mortgage will be $2290. Im interested in knowing if this property will cash flow. Any help would greatly be appreciated. Thank you.
