When starting your investing career it takes education. Educate yourself with podcast, books, REIA clubs and any other information resource you can get your hands on. Become a sponge. Test properties you are interested in by watching what other investors have done to the properties and see what they paid for it and what it sold for. Create your own research. Find a mentor. After your first deal the rest comes so much easier.

Make educated decisions and the rest will come.  Too many investors get stuck in the mud and never pull the trigger.  Run your numbers, be an expert in your market and the rest will come your way.  Educated decisions and educated risk is the goal.
