Does anyone know investors actively seeking opportunities in New Jersey? I have a few prospective properties for good deals, but no investors.

There's many ways I was able to form my large contact list of investors. Here are a few I ways I did so:

- Post an ad on cragslist stating you have a property with XX,XXXsq ft(& other fictitious details) at 60% ARV and are looking to sell to cash buyers only. Can also do this again on backpage but would definitely word it extremely different as to not seem like a scam (on different days as well). When they contact you say that the house is under contract at the moment but if they'd like to be put on your buyers list. This technique has brought up the bulk of my investor list

- Go on linkedin and search for "Investors", "Real Estate Investors", "Rehabber" and all the likes related. Be sure to filter the results specific to your area and connect with all of them. Be sure to have a professional profile and offer them your proposal professionally as well. 

- Put a house under contract and post it here the day of. If the house is a seriously a good deal, you will find people quick. Do not advertise a deal that you don't have under contract. Once you have proof of a good deal here on the forum you will surely get multiple investors requesting to be put on your buyer's list.

craigslist and biggerpockets marketplace have been the only places i've needed to sell a property. if nobody bites on your property on biggerpockets marketplace, then it really isn't a deal.
