One way or the other
while looking into various Turnkey companies and how they operate. I was wondering if another way to go would be just finding a good real estate agent who works with investors to find a good deal in the right market and then a management company. Thoughts on this possible strategy?

If I were an out of state investor, I would most likely go through a quality turnkey company. Get referrals like @Bob Couture mentions, and put your own eyes on the thing before you buy it. Lots of turnkey operators on here and lots of info about them.
