How much return for Real Estate Investment?

I have recently retired and am looking to use appx $150K of my IRA for Real Estate Investment for funding a property purchase through a Real Estate Broker Firm (a relative of mine whom I trust). The firm alraedy has a contingiency buyer for thr proposed property. we are looking for a quick turnaround on this property of about 45-60 days. My question is: How much should I seek in compensation for this investment. A flat percentage fee, or a monthly percentage fee, and if so, how much?? I appreciate any input... Thank You!!!
