Best investment properties is it different for each of us?

I am looking for some guidance on what kind of properties makes more sense for a newbie.

My friend has 5 properties that I helped a bit with financing..Pricepoint they are 85k,105k,104k,135k,165k each of them earning 1% cash flow..After all expenses she gets around 1500k in pocket apart from her earning from her day job.

Now I want to venture into it..but I want to know is should I follow my friend's step which I think is pretty good or it can be done better?
