Storage passive investment

Has anyone invested in AAA Storage growth fund or PassiveStorage.com? I am exploring passive investment opportunities in storage funds and would appreciate any insights or recommendations.

 Every investor  has a different risk tolerance, comes from a different financial situation and has different financial goals. So something that looks great to one will look terrible to another and vice versa.

1) PassiveStorage.com: I had never heard of them before. Just looking at their website,  there is no useful or helpful information that a sophisticated investor would normally require (to even give them a chance of being considered). Instead it looks like a sales pitch that is targeted to unsophisticated investors who are new to the space.

If that's actually the situation here than these deals generally have multiple things I can't stomach and is an immediate red flag for me.

2) AAA Storage growth: At one point I was interested in this sponsor because of the claimed full real estate cycle track record with little to no money lost.

But for me transparency is huge. And for example there was a Crowd Street deal (Nightingle) where the sponsor omitted losses from their claimed track record (and ultimately was fraud...they never even bought the claimed property).

And there appeared to be some difficulty or confusion with obtaining the full and complete track record ( including both realized and unrealized deals). If that continues then I'm definitely out ( and we will see).
