Need some help on househacking with children.

Hi all, 

My name is Semone, I am a single mother of three children. I own my currently property and am looking to turn it into a rental and househack a multifamily unit. Just looking for some pointers and what to expect. Also, was wondering how I could get my current home rented and into a new one swiftly. I currently have a FHA loan on my current residence and am approved for a conventional loan. for my new property but I have to show that my current residence has a signed lease before the final approval of the conventional loan. Any tips and advice would work!
