Raising Capital from outside investors

Hi All,

I'm curious as to what people feel are the best methods when raising outside capital for investment properties. Are there systems that people find more advantageous than others?

Are there certain spreadsheets that you present to potential investors that you feel have a great deal of success? Any book recommendations?  

I'm open to all suggestions
