What’s the best option to pursue in a changing market?

I’ve had my fingers in a lot of different jars in this business. I have a slew of rentals, 2 airbnbs, I have brrrr’d, I have done flips, etc.

I have made a habit out of focusing my attention and energy on one project at a time from start to finish and then getting on the prowl for the next thing.

To this point, it’s been great. The market has been great. I just bought a property, rehabbed it and now it’s cashing out great as an Airbnb so naturally I’m ready for the next project.

I’m sitting on some money and ready to make the next move but I feel like things are different.

I feel like find a profitable rental is hard and I’m a little bit over the idea of chasing tenants. The airbnbs cash flow is amazing but managing them is not exactly passive and I feel that doing 2 right now is a lot to handle already. Flipping scares me in this market. Everything from finding an okay deal, material and labor costs being through the roof, and the uncertainty of the market I just don’t feel great about the idea anymore.

What’s everyone getting into? What’s the next move?
