Experience turning an SFR into a duplex?

Hi BP Friends,

Still debating on a SFR in SF, zoning is R2. I'm wondering if it would be possible to turn this into a duplex? And if so, is that the same things as a "condo conversion." I'm a little confused on if that's the same thing or not, but would love to know if anyone has experience doing this. Note that the lower unit is unwarranted/unpermitted, the upper living area currently has tenants. We do plan to live in the upper area and wondering if we were to upgrade and legalize the downstairs if we could turn this into a duplex.

I understand we could turn the downstairs into an ADU (accessory dwelling unit) but not sure if that means it could then be sold off as its own property in the future.

If anyone has an RE lawyer suggestion for this particular issue, would love a recommendation!
