Meetup to discuss out of state small (10+) to mid size apartments

Based on the past discussions, I noticed that quite a few people in the bay area are looking for small to mid size apartment complex out of state. I am no expert in the area but wanted to see if people would be interested to meetup and discuss strategies, tips (or even some properties that are too big for them or not in their targeted areas). 

Not sure a meetup for this already exists (if so please post a link). The current meetups that I saw and attended are mostly for bay area apartments or SFH
