Newbie in SF. Considering $4M 3-plex. Need urgent help!

Hi,

I'm new to this website and only stumbled upon it while researching a possible transaction we may get into.

Quick story - my sister rents in SF right now and was looking to buy a condo. Someone suggested that we look into MFHs instead as the $/sqft would be lower. We've been on/off looking the last few months and found a vacant $4M 3-plex in SF that we are considering.

Please help with the questions below:

  1. Do you know a lawyer and accountant that can help us figure out how we would jointly invest (she would owner-occupy one unit)
  2. The property's expected rental income is ~250K/yr and it would generate ~25K in net income. What's the best way to evaluate if this is a good investment given that we would be putting down $1.2M
  3. Is this a good time to buy in SF, I read on another thread about unemployment being super-low but that it could coincide with a mild recession/correction
  4. Any other ways you can think of - that help my sister get an apt and help me from an investment perspective
