San Diego rental near freeway

Hey Everyone,

Hoping to get some suggestions from the BP community about a purchase that I am planning to make. The property is close to CA 56 and I 15 (92129). My worry is that its too close to the freeway. This will be my first purchase (primary residence) and I am planning to convert this into a rental property after couple of years. Of course one of the concerns is the traffic noise (SoundScore 68), but on the other hand, I see (and have lived in one) apartments near freeways that are rentals. The area has good schools and a really good neighborhood otherwise. The prices in SD are crazy these days but this property seems to be the best when I crunch the numbers compared to others. I have no prior experience of investing into RE but I think its better to buy than live on rent. I was hoping for some suggestions / past experiences that could provide me some perspective.
