Help/ Info Rehab for Fixer - San Diego approximate cost per sqf
Looking for some insight from other who have done rehabs in San Diego .
We are looking at a property in San Diego for our family and were wondering what it would cost to rehab a 2500 sqf home .
The home was built in 1940 the current homeowners haven't done much since they have used the home as a rental for the past 20 years . The home is currently divided into 4 units .
We are looking to combine the units and live in about 1900 sqf and rent out the one bedroom that was built onto the house .
It looks like the home needs a lot of work we are not familiar how much we would have to budget for in order for this purchase to make sense .
It looks like it would need proper insulation , possibly a new roof , electrical, plumbing, central Heating and Air installed to all rooms, walls moved to make it into 2 units instead of currently the four it has, kitchen and bathrooms installed, painted on the outside ect .
We have never purchased an old home but really like the neighborhood and would like to purchase this home .
BUT
the home does need a lot of work and I guess it comes down to the fact that it would need to be fully gutted to make it work for us . (The home is definitely not just a cosmetic fixer)
We would like to get an idea on how much it would cost us to have a home of this size gutted before we make an offer on such a fixer .
Any tips/ insight ect are welcome .

projects like this are a moving target as there is always a surprise of some whether that be a discovery or a new idea from the homeowner
