Help needed: Homeowner's Insurance in Santa Monica Hills

Hi,

I'm currently purchasing a property in the Santa Monica Hills and the property is located in a high wildfire risk zone. It has proven *incredibly* difficult to find any insurance company that will insure the property, much less at a reasonable premium.

I have checked with numerous companies over the course of a week - Lemonade, USAA, Progressive, All State, Wawanesa Insurance, Hippo, Liberty Mutual, Mercury Insurance, Amica, etc. Either they do not cover homes in these wildfire risk areas or their premiums are exorbitant (who wants to pay $30k+ per year in insurance?).

So far Farmers is really the only somewhat realistic option, but even that is a companion policy to the California FAIR plan. Wanted to check with you all who have experience owning property in these areas - does anyone have companies or contacts they've worked with that are able and willing to insure homes here?

I've been on the phone for more hours than I can remember, any advice is extremely appreciated!
