SFR conversion to Mixed-Use or Commercial

Does anyone know the process of trying to convert a SFR to Mixed-Use or Commercial in LA? And, given the lack of affordable housing right now in the city, is there any likelihood of actually succeeding? With so little mixed-use and affordable commercial space available (for a small business), I'm exploring the idea of buying a SFR and using it (at least partially, if not all) as an office space with 8 employees. Thanks for any wisdom you can share.
