Tax Deferment Strategies Help

Hello, i currently have other assets besides real estate and am looking into using the capital gains from those investments in order to purchase buy and hold rental properties. I have heard of Qualified Opportunity Zones which sound promising however I am hoping on any other information or strategies to defer capital gains taxes from one form of investment to another. I am looking to do this so the realized gains on an investment can all be used in order to do more buy and hold strategies specifically BRRRR (any strategy would be great) and wondering if anyone else has had experience or other knowledge about this topic. I am also open to talk to anyone who is wondering the same things and looking to find new ways to continue to invest in real estate as well as other forms of investments as well.
