Market in Dayton, OH

All OH investors and others as well, 

what is your take on Dayton Real estate? Is it good to invest in Dayton? I see prices are low. I (so far) have invested in CMH, OH but would like to expand in Dayton. I have been observing/following Dayton for sometime but still cannot guage the pulse. I came across a decent MF prop but had to let go since I couldn't figure out the returns.

I have been investing in Dayton for years.  I'm not originally from OH and have no reason to stay other than the RE.  I deal with a lot of OOS investors and also have a few partners from out of state that see what I saw - This is the place to be.  I've looked at lots of places across the country and believe this is the best place for my money and I know there are lots of others, based on the trends and sales, that think the same thing.
