Best way to pass real estate wealth to your kids?

Just wanted to see what other’s experiences are with passing on wealth to future generations as tax efficiently as possible (both short and long term)?

Can you please give examples of techniques that have worked for you, ie paying children a salary and converting to Roth IRA's, setting up trusts, 1031 exchanges, and so on...

 For passing on wealth to future generations the best method is to buy and hold and let the kids inherit. It's easiest if your properties are in LLCs and the LLCs are in a Trust. You get the best tax write offs and they get a stepped up tax basis. Don't give the properties to them before your death or they lose the stepped up tax basis.
