In the past I have tried to maintain a balanced investment strategy with a combination of real estate and equities.

I had considered myself an informed investor. However, the more I read about the recent events surrounding Robinhood, the DTCC, and the financial markets in general, I realize how little I truly understand about the inner workings of the financial markets.... just curious to see how recent events (or past crises) are altering anyone else’s overall portfolio strategies

Hi Michael,

How about if your spouse is a real estate professional?

I have a W2 job in a high tax bracket, but we are planning on owning Airbnb’s that my wife actively manages along with her working as a real estate agent...

Our goal was to have her materially involved so that we could write off potential losses against my W2 income.

*We have not purchased any properties yet and will consult with my accountant, I’m just curious for overall strategy purposes.*

We use the Ring spotlight cam.

Started with doorbell camera but decided we like the mounted version better.

We also added solar panels so we do not have to change the battery as frequently.

Hi Leon,

We had occasional problems with guests partying or at one point even stealing from our rentals.

We added frontdoor cameras with wide views of the driveway and street.

We clearly posted on our listings that we have an outdoor camera system in place for the protection of the guests and the property.

Since then the number of difficult guests has gone way down. It does not seem to have affected our booking rates, and we have had no complaints about the cameras.

It also gives us peace of mind and allows us to remotely check in on our properties.

Although I was born in the US my family is from the Bicol Region.

I have looked online for potential commercial or vacation rental/resort investments there. I just haven’t been aggressive as I don’t know the area or laws well.

A friend is trying to decide whether to paint their property red or blue.

Just wanted to take a quick poll based on your local experience with neighbors, family, and friends, what color do you think will be the most prominent over the next four years?

Just to clarify, I’m not asking your personal favorite color, just which you expect to see the most of soon based on your local surroundings.

Thanks Dan,

My kids are very young so I have been using the gift allotments to put some money into their 529 college accounts.

I have taken kind of a hybrid approach to their investments between the stock and RE markets.

I will definitely look into giving them fractional portions of RE LLC's under the gift allowances.

We had put our properties in LLC's for liability purposes but I'm glad there's the added benefit of putting them in a living trust.

Just wanted to see what other’s experiences are with passing on wealth to future generations as tax efficiently as possible (both short and long term)?

Can you please give examples of techniques that have worked for you, ie paying children a salary and converting to Roth IRA's, setting up trusts, 1031 exchanges, and so on...
