Deal structure with sibling

Looking for thoughts on if this is a viable way to structure a deal.

My sister in law is starting her freshman year of college, I had the idea of buying a duplex with her and I as borrower and co-borrower, with the idea she would live in one unit and allow me/us to qualify for owner occupied down payment requirements. I would be putting up all capital for purchase and handling all maintenance. My sister in law would love for free for the first year then the idea would be repeat the process.

What are your big concerns or downfalls with this strategy?
