Advice needed - live/work sale

Hi all, need some advice!

Having a hard time selling our live/work SFH. We are in a hot market (Abacoa, Jupiter FL) but it's such a unique property that the buyer pool is smaller. It's a single family home with 3 distinct entrances. Downstairs there are two front doors (not helping as it makes it look like a townhome from exterior and pics) which lead to the zoned commercial space. On one side of the house is entrance to separate MIL suite with full kitchen. And on the other side is stairs up to the main living area. Upstairs is a typical 1800sf 3/2. There's also a 2CG downstairs.

We can no longer justify the cost as Covid has completely changed my wife’s business and we no longer have contractors working for us. We are homeschooling next year and also are wanting to have a yard for the kids since they aren’t enrolled in school. Anyway, that’s the back story for the sale.

Wondering if there are ideas y’all have to market or sell this thing faster. We have two little ones and the showings are tough on us and confusing for them. And there’s the financial worry, of course.

Would having downstairs rented be more appealing for potential buyer or be limiting from a “vision” perspective for said buyer? There is so much potential here and many different options but it’s such a unique property that’s hard to understand at first glance so we are having a hard time getting the appropriate prospects in.

House was built in 2017 and we are priced well below median $/sf for the area. Our realtor is amazing and doing all he can just wanted to see if anyone had any other marketing ideas.
