Highest and Best Use for huge lot with no access to street

Hello BP community,

I have a property sitting on a 31.25 x 200 ft lot though the actual building only takes up about a third of that (31.25 x 75 ft). I’d like to make good use of the rest of space (huge backyard), but unfortunately the backyard doesn’t face the street. I spoke to the city about building another home in the back (I’ve seen houses in my area where there is a second home in the back), however they told me that all new construction must now have parking space and thus face the street. The current house doesn’t have a driveway or space in the front for parking as it takes up almost all 31.25 ft of the frontage space.

I’m looking for ideas on what to do with the huge backyard. The backyard does face the parking lot of an apartment complex so I was trying to see if they would like to purchase the space for additional parking for their tenants. Other than that I’m out of ideas. Thanks in advanced! Love this community!
