Unorthodox amenities when renting a house by the room

On episode 392 of the Bigger Pockets Podcast Todd Baldwin of the South Seattle market explained how he buys houses and rents them by the room. In order to avoid conflicts among strangers he offers untraditional amenities: monthly house cleaning; monthly restocks of consumables like dish soap, paper towels, TP etc; free utilities and so on.

Does anyone have experience with this? If so, do prospective tenants find this to be of value? Is it an effective marketing strategy? How effective is it at mitigating stress of being a landlord? Would you work it into the monthly rent to cover part of the expense associated?
