Group Home Rent Strategy

I’ve been approached by a 24hr group home company. After a couple great meeting we’re to the point of negotiating rent price, TL cost, and lease term. Would love some rent strategy help! I can’t seem to find any comps and I don’t want to throw a number out there and see if it sticks.
